Leave a viewing with a decision sheet

The conversation after a viewing can become more confident than the evidence deserves. A short decision sheet keeps observations, claims and unanswered questions apart. Write it before negotiating the next step.

Use three headings

Separate what you observed, what the seller said and what needs verification. This prevents a sales claim from becoming your own remembered finding.

Short factual notes are more useful than a stream of impressions.

Record ordinary fit

Include access, visibility, luggage space and the controls you tried. A mechanically sound car can still be inconvenient for your routine.

Those practical observations deserve a place beside technical questions.

Name the missing evidence

List documents or explanations that were not available. Ask how they can be supplied and checked.

Avoid treating a promise to find something later as if it were already in the folder.

Keep costs provisional

Ask for written information about the actual purchase terms and expected immediate work. Do not invent a repair allowance from a guess.

A qualified estimate is more useful than a round number chosen to make the budget fit.

Make inspection a step

If you intend to use an independent inspector, clarify arrangements before committing. Ask the professional about scope and limitations.

A rushed verbal opinion from an unrelated person is not the same service.

Take the pressure out

Leave yourself room to compare notes away from the seller. A claim that somebody else is interested does not answer your outstanding questions.

Decide which evidence you need before deciding how quickly to act.

Choose the next action

The next action might be another viewing, a professional inspection or no further contact. Each is a legitimate result.

A decision sheet succeeds when it clarifies that action, not only when it leads to a purchase.
